If at any time you are unhappy with my service you are free to cancel the listing contract and seek new representation. I believe if you hire someone, you should also be able to fire them.
I work with sellers anywhere in the greater St. John’s area, including Conception Bay South, Paradise, Mount Pearl, St. John’s, Torbay, Pouch Cove, Flatrock, Portugal Cove-St. Phillips, Petty Harbour – Maddox Cove, and Logy bay – Middle Cove – Outer Cove, and most areas within about 100km of St. John’s.
I will start by completing a detailed CMA to determine the value of your home in the current market, and walking you through the process I will use to market your home to the public and to the real estate industry. We will then complete the paperwork needed to list your home for sale, and from there I will have professional photos and measurements of your home taken, have a 3D virtual tour with floor plan created, and a For Sale sign posted in front of the home. Then I will begin to implement the next steps in our marketing plan, which includes extensive online promotion.
I will keep you informed throughout the process with regular updates regarding enquiries, showings, and feedback on your home from other agents and potential buyers. I will also work with you to schedule showings at convenient times for you and make sure you’re always informed of when showings will take place.
There are several things you can do to help sell your home faster and at the best possible price.
- Clean and de-clutter, and consider home-staging. Potential buyers need to be able to picture themselves living in your home. This is much easier for them to do if the home is clean, uncluttered, and inviting. A home stager can help you stage your home in a way that neutralizes it so that it will appeal to the maximum number of potential buyers. It has been shown that staged homes sell faster and sell for a higher price.
- Make any necessary repairs. While you may not wish to undertake major renovations prior to selling, even relatively minor repairs and maintenance can make a difference to buyers. Things like peeling paint, squeaky hinges, or a leaky faucet may seem minor, but to buyers they send a signal about the overall condition of the house and can hamper your ability to get the full price for your home. Buyers have a tendency to expect to get a price reduction far in excess of the actual cost to repair these issues.
- Go away. I can’t stress this one enough. During showings and open houses it’s very important that you leave the home. Buyers are uncomfortable viewing homes when the owner is present. They want to be able to have a close look at the home, to check the closets and cabinets to see if they’re big enough, and to speak freely about their thoughts on the home. They won’t feel like they can do any of this if you are present. Therefore, the best thing you can do is to make yourself scarce during viewings.
When you have received an offer (or sometimes even offers) I will work with you through the negotiation process to settle on a suitable price as well as terms and conditions that are satisfactory to you. If you cannot come to an agreement with the buyer I promise to respect your decision and not push you to accept an offer that you feel is too low. I will however offer my honest advice. If that offer is likely to be the best you will receive I’ll tell you so that you can use that information in making your decision.
Once an accepted offer is in place I will follow up to ensure the terms and conditions set out in the agreement are met by the purchaser and to help you negotiate solutions to any issues that may turn up in the home inspection. I’ll also forward the necessary paperwork to your lawyer and follow up with them before closing day to determine if they have found any issues that may delay the closing.
From there I’ll discuss with you a list of various tasks you’ll want to remember prior to moving day (moving phone services, changing address, etc.) and what to expect as closing day draws near and on the day of closing. My job doesn’t end when the deal is signed, I’m there for you throughout the entire process.
